Property taxes provide the main source of revenue to deliver important municipal, county and school services to the community. View our Tax Collection policy for more information about how tax rates are set.

You will receive two tax bills each year. The interim tax bill in January is 50% of your previous year's property taxes. The final tax bill will be issued in July after  the current year's budget for the Town of Shelburne has been approved. The final tax bill will show the breakdown of property taxes distributed to education, the County and the Town of Shelburne. 

E-Billing

The Town of Shelburne is now offering the option to receive your property tax bill by email. 

E-billing allows you to receive your tax bill in a PDF format, sent directly to the email address of your choice. 

We immediately cancel your enrollment in this program if your eBill is undeliverable to the provided email address. You must provide a valid email address.

If you would like to sign up for e-billing please complete the e-billing application form. 

Pay your property taxes

Property taxes in the Town of Shelburne are due on the following dates in 2023:

  • February 16, 2023
  • May 18, 2023

Credit Card Payment

You can pay your property taxes online or over the phone (1-855-973-1933) using Visa or Mastercard through Paymentus. You will need the following information:

  • Your account number (19 digit roll number on your property tax bill)
  • The amount you wish to pay
  • Your credit card

Convenience fee

When paying your property taxes using paymentus you will pay a 1.75% convenience fee to paymentus. 

Telephone or online banking payment

You can pay your taxes using telephone or internet banking. To pay, you will need to:

  • Set the Town of Shelburne as the payee
  • Enter the 19 digit roll number on your property tax bill as your account number

In person payment

Bring your bill and payment to Town Hall located at 203 Main St. E. You can pay your taxes in person by cash, cheque or debit. 

You can drop off your payment outside of our regular hours. Place your payment in the night deposit box (brass mail slot) located at the employee entrance to Town Hall on Victoria St.

Pay at your bank

You can pay your property taxes at your bank. You will need to go into your bank and speak with a teller in order to pay your property taxes. Make sure to have your bill with you.

Payment by your mortgage provider

If your mortgage provider pays your property taxes, you may confirm with Town Hall that we have added your mortgage provider to your property taxes account.  Once your tax bill has been paid we will send you confirmation of payment.  

Mail your payment

Make your cheque payable to the Town of Shelburne and mail it to:

Preauthorized payment

You can make paying your taxes easier by setting up pre-authorized payments. Fill out a pre-authorized payment form. There are two options for pre-authorized payment plans:

 

Monthly payment plan

Enrolling in the monthly pre-authorized payment plan makes it easy to budget by spreading out your payments which are withdrawn directly from your bank account. This will ensure you avoid any late or missed payments.  

Monthly preauthorized payment due dates:

  • January 27
  • February 24
  • March 31
  • April 28
  • May 26
  • July 28
  • August 25
  • September 29
  • October 27 
  • November 24

Installment payment plan

Your taxes are due in four installments throughout the year. You can set up a pre-authorized payment plan to pay these amounts on the installment due dates.

You may change or cancel your pre-authorized payment information at anytime by filling out change or cancel my pre-authorized payment information.

Tax certificates

Tax certificates show the amount of money owing against a property. If you are buying a new property you can order a certificate to be sure there are no outstanding amounts owing when you take ownership. Anyone can purchase a tax certificate by submitting a letter requesting a tax certificate, along with the $70.00 fee payable to the Town of Shelburne.

You may email a scanned PDF letter request to; taxes@shelburne.ca. The original letter along with payment should be placed in the mail the same date as the request.  

Penalty and interest charges

In accordance with Section 345 of the Municipal Act, 2001, we calculate penalties and interest on the first day of each month. 

What if I didn't receive my tax bill?

If you have not received your tax bill contact us by email or call 519-925-2600 x 253. Property owners are responsible for paying their property taxes even if the bill doesn't arrive by mail. Not receiving the bill does not excuse the owner from penalty or interest charges.

You will be charged a $35.00 fee for a re-print of your tax bill.

Change your mailing address

You need to notify the Town if you change your mailing address. Complete our address change form to update your information with the Town of Shelburne.

Change of ownership

What you need to know:

  • The existing Property tax account number (roll number) stays with the property
  • A property tax certificate is a document that is produced, which indicates the amount of taxes owing. It is recommended that your lawyer order a tax certificate to accurately adjust property taxes. 
  • We need written authorization from a lawyer to update ownership of a property.

Once the closing has occurred, lawyers will send confirmation providing updated ownership of the property. Taxes, water and sewer accounts will be updated with new ownership details.

How is property tax collected?

Properties are assigned a tax class based on their land usage and purpose. Annual tax rates are set according to the municipal budget and then applied to each tax class. Your taxes are then calculated by using the applicable tax rate and assessed value of each property. Property assessments

Every four years, the Municipal Property Assessment Corporation (MPAC) evaluates properties to determine their value for taxation purposes. They use market value to determine property value. We use the assessed value of your property as the basis for calculating your property taxes.

Request for Reconsideration

If you don't agree with MPAC's determination of your property value and you would like to make an appeal, please contact MPAC.
